What is a Buyer’s Agent?    

A Buyer’s Agent represents you and your interests. When an Exclusive Buyer’s Agent Agreement isn’t in place, all agents in a transaction legally represent the seller, so it’s important to sign one. It’s also important to know if at any point in the process you are no longer comfortable with my services, we can end the agreement, no questions asked. No one should be forced to work with someone they don’t feel good about. Now here is what you can expect to happen when we get started…

Be the Budget

There is nothing more depressing than looking at something you can’t afford, which is why we’ll start the process with a talk about budgets, payments and financing. I’ll answer any questions you have from pre-qualifying to closing costs and we’ll get the ball rolling on the best loan for your situation.

The Drive By

Once we know how much you can afford, it’s time to see what that actually gets you. Take a big stack of listings and just get out there and drive around.  You will either be really excited or left a little more informed and thinking about the possibilities of alternative locations and/or home styles.  I’ve always found this is the best way to get the lay of the land and feel confident you’re making an informed decision in the end.  Plus, most people don’t want to be trapped in the car with their Realtor all day feeling pressured to decide what they like and don’t like their first time out, at least I never did.

All Access Pass 

At this point we will have a clear idea of your price range, the neighborhoods you prefer and the size and style of home you’re hoping to find. Now we get to go inside and start comparison shopping.  We’ll discuss the pros and cons of each home, brainstorm decorating and remodeling ideas that might help overcome some challenges and most importantly, we’ll always stay on top of any new listings in our target areas with automated MLS email alerts.

Let’s Make A Deal

When we’ve found the right place, it’s time to submit an offer and negotiate the contract.  I will lead the way and guide you through the process. We will need to be incredibly informed about the market in that particular neighborhood, find out as much as we can about the seller’s motivations, keep on top of competing offers and work to ensure the price and terms of the contract will work for you and your situation.

Coordinate and Close

Home inspectors, appraisers, condominium review periods, title searches, final loan documents, HUD1 reviews, walk-throughs and scheduling. Don’t worry, I’ll coordinate everything and let you know what you need to do to get to closing and get the keys to your new home.
